We look at the asset, the business plan and the sponsor, then match the structure to the lender most likely to close it.

About
Principal, River Capital Group LLC
Eli Kahn founded River Capital Group to give commercial real estate owners and developers a direct line to the full lending market. He arranges senior, bridge, construction and mezzanine debt, with a particular focus on New York City multifamily and mixed-use property.
Before founding River Capital, Eli arranged financing at Greenrock Funding. His closings span multifamily, office, medical, land, condominium, marina and farm properties, with loan sizes from $2 million to several hundred million.
Eli builds every lender package himself: the underwriting model, the loan request memo and the presentation deck. His working knowledge of the city's regulatory landscape, including 421-a, J-51, rent stabilization, HPD and DOB matters, lets him take on deals generalist lenders find complicated and present them so a credit committee can approve them.
How a deal moves
We review the rent roll, T-12, budget and business plan and size the loan.
We build the model: DSCR, debt yield, LTV and stress cases a credit committee will ask for.
A loan request memo and deck that answers lender questions before they're asked.
Targeted outreach to the lenders that fit, with term sheets compared side by side.
We manage diligence, third-party reports and counsel through funding.
We were very pleased with the support and updates provided during this process. It can be frustrating at the best of times, and we were always kept informed, with reasons for any delays.Max Straus · Brooklyn, NY
